A partnership that starts with a conversation.

We work with private investors and lenders who want direct access to the people running the projects. This page explains how a relationship with Integrum usually comes together and what you can expect from us. It's general information, not an offer of any investment.

Who we work with

Private arrangements are only available to people who qualify under Canadian securities law, and the requirements depend on where you live and how a project is structured.

We talk through eligibility early, so nobody spends time on something that isn't available to them. We also encourage every prospective partner to get independent legal and financial advice before making any decision.

Not sure whether you qualify? That's a perfectly good place to start. Ask us, and speak with your own advisor.

How partnering works

Each step is yours to take at your own pace. You can stop at any point.

  1. Introductory call

A no-obligation conversation about your goals, our business and how we run projects. We'll answer your questions; we won't ask for a commitment.

  2. Eligibility and documents

If both sides want to continue, we confirm eligibility under applicable securities rules and provide written company and project information for your review.

  3. Your independent review

Take the time you need. Review everything with your own lawyer, accountant or financial advisor before you decide anything.

  4. Ongoing communication

If you choose to participate, you'll receive updates through the life of each project on a schedule agreed in writing, with direct access to Jason throughout.

What you can expect from us

Clear documentation

Written agreements, budgets and property details, prepared and provided before any funds move.

Regular reporting

Progress updates with photos, budget tracking and schedule status, at a frequency we agree with you in advance.

Direct access

You deal with the founder. Questions get a straight answer from someone who knows the project.

Every investment carries risk.

Renovation projects can run over budget or behind schedule. Markets can change between purchase and sale. Private investments are generally illiquid, so you may not be able to access your money until a project is complete. You could lose some or all of the money you invest, and past projects don't predict how future projects will perform.

We'd rather you hear that from us first.

Questions

Is this website an offer to invest?

No. Nothing on this website is an offer to sell, or a solicitation of an offer to buy, any security. Any arrangement would be made only through formal written documentation, only with people who are eligible under applicable securities laws, and only after you've had the chance to get independent advice.

Will you share financial terms on this website?

No. We don't publish financial terms or projected outcomes on this website. Terms are specific to each arrangement, are discussed privately with eligible investors, and are set out in written documents you can review with your own advisors. No outcome is promised.

What are the risks?

Renovation projects can run over budget or behind schedule, market conditions can change between purchase and sale, and private investments are generally illiquid. You could lose some or all of the money you put in. We'll walk you through the specific risks of any arrangement, and you should weigh them with your own advisor.

Who is eligible?

Eligibility depends on the securities rules where you live and on how a particular arrangement is structured. Many private arrangements are limited to investors who meet specific financial thresholds or relationship requirements. We'll discuss this with you directly, and your own lawyer can confirm whether you qualify.

How often will I hear from you?

We agree on a reporting schedule with each partner in writing before anything is signed. Outside of scheduled updates, you can reach Jason directly by phone or email.

Can I visit a project?

Yes. We're glad to arrange a site visit for prospective and current partners, subject to site rules and the work schedule.

Where do you work?

Edmonton and the surrounding area.

What happens after I send an inquiry?

Jason or a member of our team will contact you to set up an introductory call. Sending an inquiry doesn't commit you to anything.
