How a project moves from purchase to sale.

Every Integrum project follows the same four stages. Consistency is the point: it's how we keep scope, budget and schedule under control across 15 to 20 renovations a year.

  1. Find

We source residential properties across Edmonton and the surrounding area through real estate agents and our professional network. Each one is checked against recent comparable sales, a walk-through of its condition, and a preliminary scope of work. Properties that don't meet our criteria are passed on, however appealing they look.

  2. Plan

Before closing, we build a line-by-line renovation scope and budget with a contingency allowance. We set the schedule, identify the permits required and line up the trades the job needs.

  3. Renovate

Our in-house crew and project manager carry out the work, with licensed trades for electrical, plumbing and other regulated work. Budget and schedule are tracked against plan throughout, and changes are documented as they happen.

  4. Sell

Finished homes are listed through a licensed real estate agent and priced on current market evidence. When the sale closes, the project is reconciled and the final numbers are documented.

Where we put the effort

Function first

Layouts, kitchens, bathrooms and mechanical systems: the things that matter to buyers and to home inspectors.

Durable finishes

Materials chosen to look good on listing day and still hold up years after the new owners move in.

Done to code

Permits where required, licensed trades for regulated work, and inspections completed before a home is listed.
